Terms and conditions

Reservation of cottage  
The rental contract will be binding for you as guests and us as hosts once we send a written confirmation of the booking and you have paid either the deposit or full amount.

How do you pay?
If you book at least 40 days in advance, you are to pay 20% of the total as a deposit. Payment is to be made within 10 days of confirmation. The remainder is to be paid no later than 30 days prior to arrival.
If you book less than 40 days in advance, the full amount is to be paid within 10 days of confirmation.
If you book less than 21 days in advance, the full amount is to be paid upon confirmation.

What happens if payment is late?
We reserve the right to cancel the booking if we have not received payment at the correct time.
Our refund policy applies if you have paid the deposit but not the remainder.

Refund policy
Your booking can be cancelled either orally or in written form. We will confirm the cancellation in written form.
Cancellation 90 days or more prior to arrival: cancellation fee of max. 550 kr is due.
Cancellation 25 to 90 days prior to arrival: 50% of rental fee is due.
Cancellation 1-24 days prior to arrival: 90% of rental fee is due.
Cancellation on the day of arrival: 100% of rental fee is due.
We will refund that which is due to an account given by guest if  payment has exceeded the amount due according to our refund policy.
We will refund rental payment, minus a cost of 550 SEK, if we are able to rent our to another guest.

The rights of rental guests
You will have the right to cancel if the cottage is not available at the given time and we have not been able to offer you other suitable accommodation. We will then refund the entire rental payment. An alternative solution is a reduction in rental costs.
Please inform us as soon as possible if something should be lacking during your stay. This will give us the opportunity to fulfill your needs or correct the situation.
The guest has the right to transfer the rental to a third party, but we must accept this transfer. We must be informed of such a transfer before arrival.
We have the responsibility to refund payment to the guest for any eventual time the cottage cannot be used due to a problem with water, electricity, fire or such.

The responsibilities of guests                                                                                                                                    Renting guests are responsible for any damages that occur in the house or its contents during your stay.
Renting guests are responsible to only have the same number of persons sleeping in the house as agreed upon at the time of booking.
